22,000 sf concrete podium Senior housing
The project entails a one level 22,000 sf concrete podium construction over a flood plane channel. Pacific Structures provided input into the innovative design that allowed the client to develop residential units on an otherwise unusable site.
The team was brought in during the design phase to provide creative ways to reduce costs and improve construction. They came up with a more efficient shoring system that can be installed on a low head height deck (5ft). They also performed value engineering that reduced the cost of the concrete package by 10% and shaved 2 weeks off the schedule. For example, they recommended an unenforced 2 inch mud slab in place of the originally proposed reinforced 5 inch slab on grade.
